Rural until the 1970s, then built out fast

Bossley Park was farmland until the 1970s, when it and the suburbs around it were developed for housing. The result is a suburb of mostly 1970s and 1980s brick homes on generous blocks, with Wetherill Park Nature Reserve on the eastern boundary and Orphan School Creek running through the southern fringe at Comanche Park.

The houses from that era tend to have big roof areas: wide eaves, long hips, and often an attached double garage under the same roof line. More roof means more of everything. More metres of ridge to repoint, more valleys, and more water arriving at the gutters in a storm.

The tree canopy is a real factor

Restwell Road and Prairie Vale Road carry some of the heaviest street tree cover in the suburb, and many blocks have mature garden trees as well.

Leaves do not just block gutters. They sit in valleys and hold water against the metal, which rusts the tray from the top surface down. They pack behind flashings. And they feed moss and lichen on shaded roof planes, which keeps the tile surface wet long after the rain stops.

On a big 1970s roof, two or three choked valleys can put a surprising amount of water into the roof space over a wet month.
