Three waves of building, three kinds of roof

Casula was farmland until the late 1950s. The central and southern parts were subdivided over the decades that followed, and the suburb filled in gradually rather than all at once. Most of it is detached brick housing, with a solid share of townhouses and semis added later.

So Casula roofs come in layers. There are 1960s and 70s tile roofs that are now well past their first repoint. There are 1980s and 90s brick-and-tile houses whose roofs are only just reaching the age where the mortar starts to go. And there are townhouse groups with shared gutters, boundary walls and parapets, which fail differently again.

Trees, the river and the escarpment

The Georges River forms the eastern boundary, and the land drops away to it fairly steeply. Leacock Regional Park on that side holds one of the last stands of Cumberland Plain Woodland.

Established gums mean leaf load. Gutters fill, valleys silt up, and the debris sits wet against the tile edge. On the shaded river side of a roof, moss and lichen take hold and hold water against the surface, which is how a concrete tile starts absorbing instead of shedding.

Blocks that fall away toward the river also get runoff problems. A downpipe that discharges onto a slope rather than into stormwater will eventually find its way under something.

Typical Casula jobs

  • Full clean, rebed, repoint and recoat on 1970s concrete tile
  • Gutter replacement and leaf guard on blocks backing onto bushland
  • Flashing repairs where a rear pergola or patio was tied into the house
  • Valley replacement where leaf litter has rusted the tray through
  • Downpipe and stormwater corrections on sloping blocks

A tired but sound tile roof is usually a restoration job. If the gutters are the real problem, start with gutter repair and replacement.

We also cover Liverpool, Lurnea, Prestons and the rest of the service areas.
