Water on three sides

Chipping Norton is shaped by the Georges River and by Chipping Norton Lake. The lakes exist because the riverbanks were sand-mined for around twenty years, leaving pits and eroded banks that were turned into parkland from the late 1970s onward.

The result is a suburb with a lot of open water and open space around it, and that changes how weather hits a roof.

Wind-driven rain. Open water and parkland give a storm front a clear run. Rain arriving at a low angle gets under ridge caps, behind barge flashings and into the back of gutters in a way that straight-down rain never does.

Exposure. Loose caps and lifted flashings that would survive on a sheltered street come off here.

Humidity on the shaded side. Roof planes facing the water and away from the afternoon sun stay damp longer and grow more moss.

A mix of building eras

The suburb was subdivided for returned soldiers after the First World War, built out slowly through the twentieth century, and then added to heavily once the lakes became parkland. So you have older cottages, 1970s and 80s brick-and-tile, and newer two-storey homes on the water side.
