A 1960s estate suburb

Sadleir was subdivided at the start of the 1960s as part of the Green Valley estate. A significant share of the housing is still owned by the Department of Housing, and the rest has been in private hands for decades.

The roofs are what you would expect from that period and that build program: tiled hip roofs on single-storey brick, laid at a modest pitch, bedded and pointed in sand and cement, and in most cases with nothing between the tiles and the rafters.

No sarking is the detail that matters most. On a modern roof, a torn flashing or a lifted cap leaks slowly because the sarking catches most of it. Here there is nothing to catch it. Water that gets past a tile lands on a batten, runs along it, and drops onto the ceiling.
